新州首次置業家庭迎來疫情期間的好消息,價值80萬澳元以下的房產可以免徵印花稅。 此舉旨在刺激房地產和建築市場,提振COVID-19疫情期間的就業。   根據新的政策,新州首次置業免印花稅的標準從65萬澳元改為80萬澳元。印花稅優惠的上限則為100萬澳元,超出這個範圍就沒有優惠。 首次置業購買空地也有稅務減免,免印花稅標準從35萬澳元改為40萬澳元,印花稅優惠的區間提高到50萬澳元。 值得注意的是,這些新的政策減免和優惠對象為新建住宅和空地,二手房不在其中。 這個新政策從8月1日起開始實施,為期12個月。 新州州長貝瑞吉克蓮表示,預計會有超過6000戶家庭受惠於這個新政策。 建築業和房地產是重要的經濟產業,上下游涉及眾多行業的就業機會。 今年年初,聯邦政府曾經宣布了一項HomeBuilder計劃,以保持建築業的發展,符合條件的澳大利亞人將可申請2.5萬澳元的補貼。 根據申請人2018至19財年或之後的報稅單,單身人士的年收入需低於12.5萬澳元,一對夫婦的年收入需低於20萬澳元。 補貼適用於價值不超過75萬澳元的新建住宅(包括土地)或者耗資15萬至75萬澳元之間的翻新工程,後者還需滿足房產售價不超過150萬澳元。 這筆錢不能用於投資房產,也不能用於建造室外設施,比如游泳池、網球場、室外水療中心和桑拿房、棚屋或車庫,且工程必須由持牌建築商來完成。 建造合同應是在6月4日至2020年12月31日期間簽訂,施工必須在合同簽訂日之後的三個月內開始。  Read more
